The first family moved into Grahame Park on 23 October 1971, onto ground that had been an RAF station until it closed in 1969. The estate was a joint job between the Greater London Council and Barnet Council, approved by the Ministry of Housing and Local Government in 1964, with Sir Roger Walters as chief architect, and it went up as 1,777 council homes: square brick terraces and long low-rise flats with flat roofs. Claude Grahame-White ran the aviation school here, and the roads carry aviation names.
The north east is being rebuilt
Barnet picked Lovell Partnerships in December 2024 as development partner for the north east of the estate, working through a joint venture with the council and managed by Barnet Homes. That scheme takes down 290 existing homes and puts back 476, for affordable rent, shared ownership and market sale, on land west of Corner Mead and north of Satchell Mead. Vacant possession was required by mid-2026 for demolition to follow.
Three build eras, three kitchens
What sits in the kitchen here depends on which decade the block went up. The 1970s stock tends toward a freestanding cooker or a fitted single with a separate hob, which is a single oven clean at £77. The replacement flats from the newer phases are usually built around one integrated single at eye level. The larger new houses more often carry a tall double at £110.
Access and timing
Colindale on the Northern line is the nearest tube, and the Royal Air Force Museum sits just to the south east. The dip tank stays in the van, so racks, shelves, trays and runners are carried out, soaked and carried back. Cavity, fan cover and door glass are done by hand indoors with non-caustic products. The oven is heat-tested before we leave, and there is no call-out fee inside the North and South Circular.
