Fenchurch Street station is the only London terminus with no Underground station of its own, so our van comes in past the Crosswall entrance near Tower Hill. Langbourn is a thin ward running west to east. At street level it is nearly all offices.

Parking decides the appointment slot
There is no free kerb in this ward. Meter bays on Mincing Lane and around Fen Court fill by half eight, and the Congestion Charge went to £18 a day on 2 January 2026. We work around it. Weekends are quieter here than anywhere else we cover, because the offices empty and the kerb frees up, so most of our EC3 bookings land on a Saturday.

Questions we get from EC3
Can you reach a flat with no loading bay outside?
Yes. The tank stays in the van and the parts are carried down. We ask for the door code first, because five minutes at an intercom on a metered bay costs us.
Do you do end-of-tenancy work for letting agents here?
Much of our EC3 diary is exactly that. City inventory clerks are strict about door glass and side runners. Both are standard.
Is there a call-out fee for the City?
No. EC3 is well inside the North and South Circular, so the figure quoted on 020 8077 5225 is what you pay. The Congestion Charge is our cost.
What about the hob and the extractor?
Hob £23–28 depending on type, extractor hood £28. Most hoods in these conversions recirculate rather than duct out, so the filter is the part nobody has touched.
