The 2011 census counted 276 residents in this ward. That is the whole customer base, in a few buildings: Barts Square off West Smithfield, where 235 flats were built on a 3.2-acre site, the converted offices at 43 Bartholomew Close, and blocks like Aldersgate Court behind them. The ward runs from Blackfriars station in the south up to Barbican station in the north, with the two halves joined only by the narrow corridor of Little Britain and St Edward's Street, which is the bit that catches out any driver who has not done a delivery here before.
The homes are conversions and new-build, never houses
Nobody in this ward has a house. 43 Bartholomew Close came out of offices as 38 flats under a 1997 permission, with more added at roof level on appeal in 1999 and 2000. Kitchens follow the stock. The conversions get a fitted galley with an integrated single oven, usually 60cm and never pulled out; the Barts Square flats are bigger and often take a double oven clean at £110. We have never cleaned an AGA in EC4.
Getting the van and the tank close enough
The ward sits inside the Congestion Charge zone and the ULEZ. We pay both, and it does not change your price. There is no free kerbside, so the van takes a meter bay and the racks walk the rest. Mornings around West Smithfield are worse than they look, since the market traffic and the Barts deliveries both want the same lanes.

Check-out dates drive most of the bookings
Plenty of the flats here are let to people whose employer signed the contract, and those tenancies end on a fixed date rather than drifting on. So the phone goes in clusters. An empty flat and a set of agent photos is the usual brief.
Will the flat smell of chemicals afterwards?
No. The caustic work stays in the tank in the van; indoors we use non-caustic products on the cavity, the fan cover and the door glass, which matters in a converted office block where the corridors have no windows.
Do you charge extra for the City of London?
No. Prices are the same in EC4 as anywhere else, and there is no call-out fee inside the North and South Circular.
How long does a single oven take?
About ninety minutes, a double nearer two hours. We heat-test the oven and sign it off before leaving.
