Farningham's conservation area was first designated in 1969 and extended in 1990 and 2006, and the council revised its appraisal in 2023. It takes in the historic village along the High Street and leaves out the twentieth-century housing; the 2003 appraisal counted 15 hectares and 46 listed buildings in it. The village prospered in the 18th century as a staging post on the London to Dover road, most of the historic core dates from that century, and the ford was replaced by a bridge in 1773.
Georgian houses on the High Street
West of the bridge and the Lion Hotel, as far as Sparepenny Lane, the High Street is narrow and climbs, with houses packed tight on both sides. South-east of the bridge it widens, and the Manor House, Glebe House and the church sit behind walls and trees. The Pied Bull dates from 1787. Beyond it, terraces on the north-east side run from brick and weatherboard to three-storey stuccoed townhouses, and the old Manor Barn and its outbuildings have been converted to homes.
Kitchens along the High Street vary with the house: a big Georgian house may have a range cooker or an AGA, while a narrow terrace usually has a built-in single or a freestanding cooker. The method does not change. Dust sheets go down, the racks, trays and side runners come out and are soaked and cleaned separately, and the cavity, the fan cover and the door glass are degreased by hand in the kitchen. Post-war houses on the south side
The council's appraisals note that after the war new housing on the southern side of the village, in the 1950s and 1970s, nearly doubled Farningham's population. In the census area that covers the village (Sevenoaks 005C), 2021 figures show 590 households: 43.7% in a detached house, 25.6% in a terrace, 22.4% in a semi and 1.9% in a flat. Most (74.8%) owned their home; 15.2% rented privately.
That private share is about one home in seven, so lettings do come up.
