Fairfield is the town centre, and only the town centre
The ward covers Croydon's retail and office core, with Fairfield Halls, Fairfield Gardens and Ruskin House inside it and East Croydon station on the edge. Park Hill and the Whitgift Estate used to be part of it. They were split into their own ward in 2018, and what was left is a ward made mostly of flats, which changes the job.

Ten Degrees runs 546 flats over 44 floors, a lot of them small co-living units. Saffron Square finished in 2016 with 414 flats. Kitchens in that stock follow a pattern: an integrated single oven, a hob above, and a recirculating hood that nobody has touched since move-in. An extractor hood clean is £28 on the same visit.

The parking window is 8am to midnight, every day
Croydon's central permit zone and the sub-zones around it, marked N, S, W, EI and EO on the entry signs, run to those hours seven days a week, which is far longer than the weekday-only zones most of London uses and means there is no quiet evening slot to slide into. Pay and display bays near the block are the usual answer. The van needs to be close, because the racks and trays go out to the heated tank in it.

Can you get a van into a tower with underground parking?
Usually not, and we do not try. A dip-tank van is tall and residential undercrofts here have height barriers, so we park on the street and use the lift like everyone else.
Is this suitable for an end-of-tenancy check-out?
Yes. Rented flats are most of the work in CR0. The oven is heat-tested and signed off before we leave.
Will the flat smell afterwards?
No. Nothing caustic is used indoors. The strong work happens in the tank in the van, and the cavity, fan cover and door glass are done by hand with non-caustic products.
Do you clean the small combination ovens in co-living studios?
Yes. A compact single is still £77, and if it is a microwave-style combination unit instead, that is £22.
