The ground under Enfield Island Village was in Essex until 1 April 1994, when a boundary order moved it out of Waltham Abbey parish in Epping Forest district and into the London Borough of Enfield.
Housing on the Royal Small Arms Factory site
Fairview New Homes bought the 100-acre factory site in 1996 and built the village on it from 1997, with homes from one-bedroom flats to five-bedroom houses. Some factory buildings were kept. The machine shop, built in 1854-58 for the Board of Ordnance, has been listed at Grade II since February 1989: one storey of yellow brick with an Italianate front in polychromatic brick, 23 windows long, and original cast-iron columns inside that were cast with the Board of Ordnance initials. Its two-storey range to the west, 26 windows long, runs alongside the River Lea.
Streets in the village include Metford Crescent, Harston Drive, Manton Road and Hispano Mews. In the two census areas that cover the middle and south of the village (LSOAs Enfield 003F and 003G), the 2021 Census counted 1,325 households. 46.9% lived in a purpose-built block of flats and 26.9% in a terraced house, with 10.2% in a detached one; 2.0% lived in another kind of converted building, the census heading for homes in former schools, churches, warehouses and the like.
Owners, tenants and the Trust
The same two areas split three ways: 34.4% of households rented privately, 34.0% owned and 31.2% were social tenants, most of them (23.2%) with a housing association. Only 7.7% owned outright. The Enfield Island Village Trust, a charity, looks after the common areas: the parkways, the play areas, the ornamental canal, and the unadopted roads, paths and street lights. Owners pay for it through a yearly rent charge, held at £300 for 2025-26.

Parking on the Island
Enfield Council's controlled parking zone map, as archived in December 2022, has no zone on the Island. Read the signs where you live and tell us if the bays are for permit holders or residents only. The team needs somewhere to park for the whole visit, so the nearest legal space to your door is the one we need.

Can you come on the day my tenants move out?
Book the checkout date and we will do our best to fit it. Weekend visits cost the same as weekdays, and keys for an empty property can be collected by arrangement.
Can I book a hob or microwave clean at the same visit?
Yes. A ceramic hob is £23, a gas hob £28 and a microwave £22, added to the oven price.
Do you go over to Waltham Cross as well?
Yes, Waltham Cross is covered too, at the same prices.
