One road, two halves, the North Circular in between
The A5 crosses the North Circular at Staples Corner, which is the honest dividing line on this page: the W2 end near Marble Arch is well inside it and carries no call-out fee, while the NW9 end past West Hendon towards The Hyde and Colindale sits the other side of that junction entirely.
At the southern end the work is Art Deco mansion flats. Park West, the 1930s block reached from Kendal Street through the courtyard between Porchester Place and Edgware Road, has a concierge desk and a lift to every floor, and the kitchens in it are compact. Around it is the Hyde Park Estate, roughly 1,700 properties held by the Church Commissioners across about 90 acres.
The Colindale end is nearly all new build
Colindale Gardens is a Redrow scheme of around 2,900 homes over 47 acres off Colindale Avenue, studios up to three beds, and the kitchens run to one pattern: an integrated single oven behind a cabinet door. Colindale's shopping stretch on the A5 is the Barnet and Brent boundary. Turnover in those blocks is quick, so we get plenty of check-out cleans, and the ovens carry two years of roast dinners rather than twenty.

Parking is worse at the southern end
Westminster controls the bays around Marble Arch Monday to Friday 8.30am to 6.30pm and Saturday to 1.30pm, and the Edgware Road itself is no use for stopping. Colindale is easier. The whole road is inside the ULEZ since the 2023 expansion, which is our problem rather than yours.

Where does the dip tank sit?
In the van. Racks, shelves, trays and side runners come out and soak in it while the cavity, fan cover and door glass are cleaned by hand in the kitchen, with non-caustic products, so nothing smells afterwards.
Can you do a Colindale Gardens flat at the weekend?
Yes, we work seven days. Weekend slots go first in the new blocks, because that is when people are actually in.
The oven is integrated and the door will not come off.
We split the door where the design allows it. Where it does not, the glass is cleaned in place. Either way the oven is heat-tested before we sign it off.
