Dumsey Meadow is a 9.6-hectare water meadow, about 24 acres, notified as a biological Site of Special Scientific Interest in 1994 and owned outright by the local authority. Nobody lives on it. There is no house, no flat and no kitchen anywhere inside the boundary, because the whole reason it carries the designation is that it was never built on: it is the only undeveloped stretch of water meadow left unfenced by the river anywhere on the Thames below Caversham.

Grass, mostly, and animals. Ponies and cattle graze it, Belted Galloways among them, and the sward runs to rye-grass, common bent, red fescue and Yorkshire-fog with creeping cinquefoil, ribwort plantain and lesser hawkbit through it. The Chertsey and Shepperton Regatta has been held here for more than 150 years, in July or August. Older maps carry the names Dumsea Bushes and Dumsea Deep.

Do you park on the meadow?
No, and we would not be allowed to. It is a protected site under grazing. The van goes on your drive or on the road by your house.
Does anything get tipped outside?
No. The tank stays sealed in the van and the waste leaves with us, which matters more than usual this close to a designated site.
Will the kitchen smell of chemicals?
It should not. The parts soak in the van, and the cavity, fan cover and door glass are done by hand indoors with non-caustic products.
How long does it take?
Roughly 90 minutes for a single, about two hours for a double, with a heat test before we sign it off.
