Downside Common is the 20 acres left over when a common of some 380 acres was enclosed in 1793, and the cottages round it went up on plots given to people with manorial rights.
Cottages round Downside Common
Elmbridge's 2014 appraisal calls Downside the only remaining rural village in the borough. It lies two miles south of the centre of Cobham and has been a conservation area since 31 July 1979; the boundary was extended in 2014. The earliest of the 19th-century groups is Tinman's Row, eight cottages built in 1803-4 by Alexander Raby, who owned Downside Mill, and thought to have housed workers from his ironworks. The row is listed Grade II, and the list entry says the mill may have made tin plate, hence its original name, Tin Row. The Combe family of Cobham Park bought land from 1820 to build cottages for their estate workers, and the appraisal says a number of the estate cottages along the eastern side of the common are theirs, with red brick fronts. Later came Middleton Road, built by the former Esher Urban District Council, and detached bungalows and houses to the south.
The census output area round the common (E00154561, which takes in the common's main postcodes) is small: 125 households in 2021, 58.4% of them in semis and 24.0% in detached houses. Of its households, 24.2% rented privately, against 17.5% across Elmbridge, and 12.1% rented from a social landlord. Four per cent were in the census's "other private rented" group (Elmbridge: 1.6%), which includes homes let by an employer, a relative or a friend; the appraisal says many of the estate cottages house estate workers.
Kitchens in 19th-century cottages are often small, and a freestanding cooker is more likely than a built-in one. The racks, trays and side runners come out and are soaked and cleaned separately. Indoors it is dust sheets and hand work on the cavity and the glass.

Parking by the common
In the conservation area, parking is mostly within house plots, which have drives or garages. Tinman's Row has neither, so parking there is at the roadside. The appraisal says parking on the common can become heavy in summer, when The Cricketers is popular, and at school drop-off and pick-up, and that it seems to be damaging the grass edges; the grasscrete car park is well used and visitors also park along Downside Common Road. Is Downside part of Cobham?
It shares Cobham's KT11 postcode and was once one of the three tithings of the manor of Cobham, but the appraisal describes it as a largely self-contained village two miles south of the town centre. Hatchford is a hamlet nearby.
I live on Tinman's Row with no drive. Is that a problem?
Parking on Tinman's Row is at the roadside, and the team needs somewhere to park, so say so when you book.
Can you clean an AGA in a cottage?
Yes. A two-oven AGA is £143 and takes about half a day; switch it off the night before so it is cool when we arrive.
