Dorman's Well is said to take its name from medicinal chalybeate springs, water rich in iron, and a large house of that name stood here by 1547, when Robert Cheeseman died owning it. Later it was the seat of Lord and Lady Dacre, with an enclosed park around it.
From Dorman's Well Farm to suburban streets
By 1770 the estate was Dorman's Well Farm, nearly 108 acres and mostly arable. In 1890 the West Middlesex Golf Club laid out its course north of the Uxbridge Road and east of Dormer's Wells Lane, and the course is still there. The Victoria County History of Middlesex records the streets between North Road and Dormer's Wells Lane built up by 1914 and the Allenby Road area in the 1920s and 1930s. Much of the housing beyond those streets is semis and terraces with gardens, built between the 1930s and the 1970s.
Ealing's Dormers Wells ward had 4,810 households at the 2021 Census: 36.5% in purpose-built flats, 26.9% in semis and 24.9% in terraced houses. 44.5% owned their home, 28.4% rented privately and 24.9% rented from a social landlord.

Structural problems led the council in 2009 to approve rebuilding St David's, Lytham and Cromer Courts, and some 125 new homes for social rent and shared ownership followed, from one-bed flats to five-bed houses, with a community centre and a nursery. The council's regeneration page names the next phase as Alnmouth and Portrush Courts, to be replaced by affordable homes. On 3 July 2026 the council said the latest phase was complete: 143 new homes in three blocks, 104 of them for council tenants at London Affordable Rent and social rent, with households starting to move in.

Selective licensing in Dormers Wells
