In 1821 William Rhodes took a building lease of all 150 acres of the de Beauvoir family's land here, said in 1834 to be the largest single amount ever conveyed to a speculative builder in London.
Villas from the 1830s and 1840s
Rhodes drew a grid with four squares on diagonal streets meeting at an octagon. Lawsuits and an injunction held him up, building went up piecemeal round the edges, and in 1834 control passed to Richard Benyon de Beauvoir, whose more spacious layout had mostly short terraces, many semi-detached villas, and just one square, De Beauvoir Square. The diagonals partly survive in Enfield, Stamford and Ardleigh roads. St Peter's church on De Beauvoir Road, built in 1840-41 to William Lochner's design, is listed grade II.
The Victoria County History calls Northchurch Road elegant and little changed, with many semi-detached villas; Hertford Road has Benyon Cottages, three pairs dated 1839. North of Downham Road most houses are stock brick, in pairs or small terraces, usually two storeys over a basement. Hackney declared the conservation areas in 1971 and 1977 and extended them north in 1998.
A house of that shape may have kept its kitchen at garden level in the old basement, or been divided into flats with a small kitchen on each floor. In De Beauvoir ward at the 2021 Census, 12.2% of the 4,059 households lived in part of a converted or shared house and 6.5% in a semi-detached one, while 60.2% were in purpose-built flats.
The De Beauvoir estate south of Downham Road
West of Kingsland Basin, an area of small factories made way around 1969 for the council's De Beauvoir estate, with a library and shops. Its tallest block, Rozel Court on De Beauvoir Road, is 19 storeys with 90 flats and was approved by the council in 1965; Granville Court and Corbiere House, off Balmes Road, are 15 storeys with 56 flats each. All three were built by the council's own workforce. In 1988 the estate's social problems brought complaints of a "high-rise hell", at a time when most of the 19th-century houses had been restored.
The ward is split almost evenly by tenure: 33.6% of households rented from the council or a housing association in 2021, 33.0% rented privately, 29.1% owned outright or with a mortgage and 4.0% were in shared ownership.

Either way the racks, trays and side runners come out and are soaked and cleaned separately, and the cavity, fan cover and door glass are degreased by hand in your kitchen, over dust sheets.

Zone H and the closed roads
De Beauvoir Square, Northchurch Road and the estate towers all fall in Hackney's zone H (De Beauvoir), controlled from 8.30am to 6.30pm, Monday to Friday, according to the council's zone list. The Victoria County History notes that by 1988 some of the old roads had been closed to through traffic, so the van may have to come round the long way; give us the street name when you book. No. Tell us it is a basement kitchen when you book, and the price stays the one agreed on the phone.
Is a weekend visit easier for parking?
Zone H is controlled on weekdays only, so a Saturday or Sunday visit, charged at the weekday price, needs no permit or voucher unless your street has its own sign.
Can you clean an AGA?
Yes. A two-oven AGA is £143 and takes about half a day; it needs switching off the night before so it is cool when we arrive.
How long does a double oven take?
About two hours, ending with the oven heated and checked by you before we pack up.
