Dartford's population rose by 19.9% between the 2011 and 2021 censuses, from just under 97,400 to around 116,800. In England only Tower Hamlets grew faster. Private renting went up with it, from 15.9% of households to 18.1%, while social renting slipped from 14.8% to 13.8%.
New homes on old ground: The Bridge and Ebbsfleet
Two of the new neighbourhoods stand on land that once had other uses. The Bridge is built on a 264-acre brownfield site that held Joyce Green Hospital, opened in 1903 as an isolation hospital and demolished in 2000, and Littlebrook Lakes. By 2021 the Bridge ward was 79.9% owner-occupied, with just 2.9% of households renting from a social landlord, and terraces (42.6%) outnumbered flats (27.9%).
Ebbsfleet Garden City spans Dartford and Gravesham. The Ebbsfleet Development Corporation, set up in 2015, marked its 5,000th completed home in December 2025, on the way to as many as 15,000. In the Ebbsfleet ward of Dartford, 39.3% of households already lived in a purpose-built flat at the 2021 Census.

Temple Hill, the 1947 council estate
The older council housing is closer to the town. Clement Attlee, then Prime Minister, opened the Temple Hill estate in 1947. Seventy years later, in 2017, Dartford Council finished Hill View in Temple Hill Square, 25 houses and flats and the first social housing it had built itself in nearly three decades. At the 2021 Census, 38.0% of Temple Hill ward households rented from the council or a housing association and 35.3% lived in flats.
The town centre ward, which takes in Spital Street and Lowfield Street, is the most flat-heavy part of the borough: 47.6% of households in a purpose-built block and 30.2% renting privately. Permit parking around Dartford town centre
In 2022 Dartford Council said that commuters were parking all day on residential streets around the centre to avoid car park charges. Its town centre parking study covers roughly a 10-minute walk from the station and the High Street, and it is being worked through area by area. Newtown came up in 2025: from 19 May to 20 July the council formally consulted 2,228 properties, Waldeck Road, Thirza Road and Marriott Road among them, on permit parking.
