In Fairfield ward, which takes in central Croydon, 71.1% of households lived in a purpose-built block of flats at the 2021 Census and 57.9% rented privately. Croydon's town-centre towers

Two big new towers in the town centre were assembled from factory-made modules. Ten Degrees, at 101 George Street, is a pair of towers, 38 and 44 storeys: 546 homes, finished in 2020 and let as build-to-rent for Greystar. Next to it, College Road was completed in 2023 at 50 and 35 storeys and 163 metres, with 937 homes, 817 of them co-living flats. Garden estates in the south

Purley's Webb Estate was landscaped before it was built on. William Webb bought the land in 1888 and landscaped the site before any building work began, the method he set out in his book Garden First in Land Development. Building began in 1898, the estate was largely complete by 1925, and his covenants set houses 60 feet back from the road and banned trade and business. In Purley and Woodcote ward, where the estate lies, a third of households (33.1%) lived in a detached house in 2021. New Addington started as a private garden village. The First National Housing Trust bought 569 acres in 1935 and had built 1,023 houses and 23 shops by 1939; after the war the council added another 1,412 houses, finished in 1968. The estate was nicknamed Little Siberia because it is much colder than the rest of Croydon, and Tramlink reached it in 2000. In New Addington North ward 61.2% of households rented from a social landlord in 2021, the highest share in Croydon.

Croydon's 20 parking zones

The council's list has 20 controlled parking zones. Round the central zone sit the inner zones (North, South, West, East Inner and East Outer); further out are zones such as Thornton Heath, South Norwood, Norbury, Purley, Coulsdon and Sanderstead.

Renting in Croydon

Can you clean an AGA in a Webb Estate house?

Yes. A two-oven AGA is £143 and takes about half a day. It must be switched off the night before so it is cool when we arrive.

I rent a flat in one of the town-centre towers. Can the invoice go to my letting agent?

Yes, addressed to the agency, with photos for the checkout file if you want them. A built-in single takes about 90 minutes.

Will the van be able to park near my Thornton Heath flat?

Usually, if you plan ahead. Thornton Heath is one of Croydon's outer zones, so if your street is in it, a visitor day permit bought through RingGo is charged at the lower outer-zone rate.

Do you go out to Sanderstead and Coulsdon?

Yes, every day of the week. Both are mostly houses: in Sanderstead ward only 10.3% of households lived in a purpose-built flat in 2021, and in Coulsdon Town ward 12.5%.
