Cricklewood Broadway is the old Watling Street, and three boroughs meet along it. Brent's 2024 appraisal of the Mapesbury conservation area explains why: the hamlet east of the road lay in Hendon parish, now Barnet, the west side in Willesden, now Brent, and as it spread south it reached into Hampstead, now Camden.

Flats over the Broadway shops
The Broadway is mostly shopping parades, some with rooms above the shops. Between 1910 and 1914 parades were built along both sides of Edgware Road as the Metropolitan Electric Tramways pushed out from Cricklewood to Edgware, and the Victorian villas that had lined the road gave way to a shopping street. At the Chichele Road corner, 173-191 Cricklewood Broadway is a Victorian parade with commercial accommodation above, and Brent's appraisal recommends adding it and 59-167 to the Mapesbury conservation area; the appraisal records that Brent's Cabinet approved the extension on 28 May 2024.
A flat over a shop often means a narrow staircase from a street door and a small kitchen at the back. That adds trips, not difficulty. The racks, trays and side runners are taken out and soaked and cleaned separately, while the cavity, fan cover and door glass are degreased by hand upstairs. Dust sheets go down first.
Converted houses west of the Broadway
Behind the shops on the Brent side, Mapesbury was built up mainly between 1895 and 1905 in two and three-storey brick houses, and the developer Alexander McBain built 25-71 Chichele Road to match the houses of Anson Road. Many of these big houses now hold several households. In the census area the House of Commons Library calls Cricklewood Anson Road, 33.6% of the 4,362 households lived in part of a converted or shared house in 2021, 36.4% in a purpose-built block, and only about one in four in a whole house.
That census area is mostly rented: 47.0% of households rented privately and 18.6% from the council or a housing association, leaving 32.9% owners. Brent's zones MA and GM: controls until 9pm
On the Brent side the controlled hours are long. Brent's zone map puts the Brent side of the Broadway, Chichele Road and most of Keyes Road in zone MA (Keyes Road area), and Larch Road, the middle of Anson Road and a stretch of the Broadway in zone GM. Both are controlled from 10am to 9pm, Monday to Saturday, according to Brent's zone list. The far west end of Anson Road is in zone GA, which is controlled 10am to 3pm, Monday to Friday. Sunday falls outside all of those hours, at the weekday price. A Barnet permit notice of 14 May 2026 names a Cricklewood zone (C1) and a Cricklewood (Groves) zone (CW, with an address on Ash Grove, NW2) but gives no hours, so there, and on the Camden side, check the signs on your street and tell us what they say.

Can you come on a Sunday?
Yes, seven days a week, and a Sunday costs the same as a weekday. On the Brent side it also falls outside the zone hours.
I live on the Railway Terraces. Is that covered?
Yes. The Midland Railway announced homes for its workers there in October 1881, after moving its engine works to Brent Sidings, and Barnet made the Railway Terraces a conservation area on 4 March 1998.
