Coulsdon South has two kinds of kitchen
Walk five minutes north from Coulsdon South station and you are in Cane Hill Park, the Barratt development on the old hospital site, where the flats and houses were fitted from new with integrated single fan ovens, while five minutes the other way it is Edwardian and inter-war stock along Brighton Road plus Victorian houses converted into first and second floor flats. Old Coulsdon, past Marlpit Lane, has the larger detached houses. That is where the AGAs and 90cm ranges turn up.
New-build ovens are not clean ovens. The first proper clean usually lands two or three years in, which is roughly where the earlier Cane Hill phases are now sitting. A flat like that is the single oven clean most Cane Hill Park flats need and nothing more.
The oven is out of warranty long before anyone thinks to clean it.
Permit zones make the van part of the job
Croydon runs two separate permit zones here, Coulsdon Town Centre and Coulsdon Resident Only, and between them they cover most of the streets a technician would want to stop on near the station, which matters more for us than for most trades because the racks and shelves are carried out to the tank and back. A driveway is ideal. Failing that, we find the nearest legal kerb before the day.
All of Coulsdon has been inside the ULEZ since August 2023, though the boundary runs close enough that Coulsdon Road is outside the zone until it meets Marlpit Lane. Our vans comply. Prices do not change either way.

What actually happens
Shelves, trays, side runners and the fan cover go to the heated tank in the van. The cavity and door glass are degreased by hand with non-caustic products, and the door is split where the design allows. Then the oven is heat-tested. A single is about ninety minutes; a double closer to two hours.
Do you clean the ovens at Cane Hill Park?
Regularly. Most are integrated singles, cleaned in place, with the removable parts going out to the van.
Is there a surcharge for Old Coulsdon?
None. A two-oven AGA in Old Coulsdon is £143, the same as anywhere else we go.
Will the flat smell of chemicals afterwards?
No. The caustic stays in the tank in the van, which is the whole point of doing it that way.

Nice hardworking lads that always do a good job. We used them for our old flat when moving out and for the new one now, both jobs were done very professionally. My wife is very impressed with the results and would recommend them to friends and family.
