Since 18 December 2006 the A23 has run round Coulsdon on Farthing Way, the 1.7km relief road that Transport for London said would take 80 per cent of the traffic out of the town centre.
A chalk pit, then Coulsdon Woods
In 1853 the Hall family leased land in Coulsdon to dig chalk and flint, and built lime kilns in Stoats Nest Quarry on Marlpit Lane, with their own railway to carry the output away. The pit became the Ullswater Trading Estate in 1923, but lime burning went on until 1961. In the late 1960s Wates built the Coulsdon Woods estate in stages on the wooded ground between Byron Avenue and the railway, above and around the old pit, after what the Bourne Society calls a fearful row; the builder kept many of the trees. Digging a drainage ditch there in 1969 turned up a cemetery from Roman times.
The estate has 284 plots on eight roads, a mix of detached and terraced houses and maisonettes, with the woodland and lawns between them looked after by a residents' management company set up in 1969. A house of this age is likely to have had its kitchen refitted at least once, so the oven is whatever the owner chose.
Stoats Nest Village and the town
Stoats Nest Village was built by the urban district council on land it compulsorily bought from the Byron family in 1919, as homes for soldiers back from the First World War; an aerial photograph from 19 April 1922 shows the village. West of the Brighton Road, houses had been going up on the slopes of Smitham Downs since 1912.
The result is a mixed town. In the Census area the House of Commons Library calls Coulsdon (MSOA Croydon 041), which takes in the town centre, Stoats Nest Village and Coulsdon Woods, 28.4% of the 3,716 households lived in a detached house in 2021 and 23.8% in a purpose-built flat; 15.6% rented from a social landlord.
