Cottenham Park Recreation Ground, at Cambridge Road and Melbury Gardens, opened in 1897 under the name Melbury Gardens. A diagonal path across it, marked by trees and hedging, is what is left of an avenue that once ran across the whole estate.
Houses on Lord Cottenham's old estate
Charles Pepys, Lord Cottenham, held the estate from 1831, and Merton's appraisal of the Durham Road conservation area says it was sold for building in 1850. The roads came long before the houses. The 1865 Ordnance Survey map shows Cottenham Park Road, Cambridge Road and much of Durham Road, with nothing yet built inside what is now the conservation area. The 1879 map shows the first four houses, all large and detached, in the triangle between Durham Road, Cottenham Park Road and Orchard Lane. One of them survives: No. 53 Cottenham Park Road, the only locally listed building in the conservation area. Trams were running from Kingston by 1907, and by the 1916 map most of those streets were built up.
One Census output area takes in the western end of Cottenham Park Road, Burdett Avenue, Lindisfarne Road and Melville Avenue. In 2021 it had 123 households: 56.1% lived in a detached house, 40.7% in a semi, and just two in a purpose-built flat. 84.6% owned their home.

Short parking zones round Cottenham Park
Most zones here are controlled for only part of the day. On Merton's April 2026 list of controlled roads, Durham Road, Cambridge Road, Melbury Gardens and Panmuir Road are in zone RPC, which runs for one hour, 11am to noon on weekdays. Burdett Avenue is in RPW, controlled from 11am to 3pm on weekdays. Cottenham Park Road crosses three zones, RPC1, RPW and VSW1, so read the plate on your own stretch. Merton's Raynes Park zones page lists RPC, RPC1 and RPW as Monday to Friday only, and VSW1 is the same. A weekend visit falls outside all of them, at the weekday price.

Yes. Cottenham Park lies between Copse Hill to the north and Raynes Park to the south, in SW20, and Merton's own page for the recreation ground places it in West Wimbledon. The detached roads north of Copse Hill have their own West Wimbledon page.
I live on Durham Road. When does the zone apply?
Durham Road is in RPC, controlled from 11am to noon, Monday to Friday. Outside that hour on a weekday, and all weekend, the zone is not in force.
How long does a double oven take?
About two hours, including heating it at the end so you can look inside before we pack up.
What do you need from me on the day?
A working socket, the oven cool when we arrive, and somewhere near the door for the van.

Very satisfied with the service. They were slightly late at first but I got a call from customer service to let me know, and it was all fine. The oven man, as he called himself, arrived and worked very hard for a couple of hours. My oven now looks like it has never been used.
