Access and the tower logistics
Colindale is not a driveway area. It is lifts, communal car parks and permit bays. The dip-tank stays with the van in the managed parking, and we ferry the removable parts down while the cavity work happens in the kitchen. The Grahame Park regeneration is replacing the old estate off Lanacre Avenue with over three thousand new homes, and those new-build kitchens run the same integrated single-oven layout, so the job is much the same whether you are in a fresh block or an older one. Colindale station sits on the Edgware branch of the Northern line, which is how most tenants get here, and the RAF Museum is the local landmark our vans pass on the way in.
A single oven takes about ninety minutes. We heat-test it and sign it off before we leave, which matters when a letting agent is checking the flat straight after.

We work seven days, and a single oven is about ninety minutes on site. Book a slot before your inventory clerk arrives and the oven will be heat-tested and ready. See the full price list if the tenancy also needs the hob and extractor doing.
My flat only has a small built-in oven. Is it still £77?
Yes. A single integrated oven is £77 regardless of size. Most Colindale flats have exactly this, and we clean plenty of them each week.
Where does the van park in a block with no driveway?
In the managed or permit parking with the rest of the residents. The tank stays at the van and we carry the racks and trays down. It is normal for us in the towers here.
Can a landlord book without being at the flat?
Yes, as long as we can get in. Plenty of NW9 landlords arrange access through the agent or a key, and we send confirmation once the oven is done.
