Clapham South station opened on Balham Hill in 1926, designed by Charles Holden, and brick and Portland stone flats were built over and around it shortly afterwards.
Flats over the station, tunnels under it
Wandsworth's appraisal of the Clapham Common conservation area describes what lies beneath. D. C. Burn built deep shelters here for the Home Office in 1940-42: two shafts drop from surface buildings to two tunnels 1,400 ft long, laid out so they could later carry a fast non-stop tube service. The appraisal says they were then used to store archival material. The station and the shelter are both Grade II listed.
Above ground, the twentieth-century building is around the junction of Nightingale Lane and the Common: mansion blocks in a reproduction Edwardian style and a multi-storey police section house clad in brick. A flat in a block like these usually has a built-in single, often up a few flights. The racks, trays and side runners come out and are soaked and cleaned separately; the cavity, fan cover and door glass are degreased by hand in the kitchen.
Renting round the station
The small census area around the station, ONS area Wandsworth 021C, had 885 households at the 2021 Census. 71.4% of them lived in a purpose-built block of flats and 51.5% rented privately. Across the whole of Wandsworth's Balham ward, only 29.1% lived in purpose-built flats.
Half the households rent privately. A letting agent can have the invoice made out to the agency, with photos for the checkout file when asked, and keys for an empty flat collected by arrangement.
Wandsworth or Lambeth: which side of the line?
The station and Balham Hill are in Wandsworth's Balham ward. Just east, the postcode SW12 9PQ is already in Lambeth's Clapham Common and Abbeville ward, and Clapham Common South Side does not appear in Wandsworth's parking search at all. Cavendish Road and Hazelbourne Road are boundary roads: Wandsworth's search lists only even numbers on each (Cavendish Road 134 to 362, Hazelbourne Road 2 to 114) and shows the odd numbers as having no eligible properties.
Wandsworth's Clapham South parking page has a boundary road agreement for those two roads: H1 and H3 permit holders, and drivers with a Wandsworth pay-and-display ticket, may park in bays on the Lambeth side, and the other way round. On the Wandsworth side, Balham Hill, Hazelbourne Road and the eastern end of Nightingale Lane are in zone H1, controlled 9.30am to 5.30pm Monday to Friday with a four-hour stay; Balham Hill is also a red route. Further west, much of Nightingale Lane is in H2, permit holders only from 10.30am to 11.30am on weekdays.

Clapham South oven cleaning questions
My Cavendish Road number is odd. Whose parking rules apply?
Not Wandsworth's zone permits: its search shows no eligible properties on the odd numbers. The boundary road agreement lets a Wandsworth H1 or H3 permit or pay-and-display ticket be used in bays on the Lambeth side of Cavendish Road and Hazelbourne Road, and Lambeth's in Wandsworth's; the sign on the bay says which applies.
Can the van stop on Balham Hill?
Wandsworth's search marks Balham Hill as a red route, so check the markings before stopping. A bay on a side street such as Hazelbourne Road (zone H1, four hours) is easier.
I live in the former police section house. Do I get a zone permit?
Wandsworth's search lists the former section house at 3-5 Nightingale Lane as excluded from the controlled zone, with no eligible properties, so its flats do not qualify for zone permits. The pay-and-display bays on that stretch of Nightingale Lane are controlled 9.30am to 5.30pm Monday to Friday, with a four-hour stay. Tell us the building when you book.
