In 1824 Thomas Cubitt took Bleak Hall Farm on a building agreement from William Atkins, the lord of the manor, and laid out what the Victoria County History calls the broad streets of Clapham New Park. A Clapham Society walk listed by Lambeth traces the southern part of his estate from parkland and 19th-century mansions to public housing from the 1930s on, and then to the rebuilding that is still going on.
The 1936 Oaklands flats on Poynders Road
Two of the 1930s blocks stand where Poynders Road meets Cavendish Road. Cubitt House and Eastman House make up the Oaklands Estate, designed for the London County Council by E. P. Wheeler and built between January 1935 and June 1936: 185 flats over five storeys, with maisonettes on the top two floors and curved balconies, the fronts in bands of grey brick with red dressings. Lambeth made the pair a conservation area on 7 December 1999.
The council's designation report quotes the Architects' Journal of 1936 on the kitchens. Each flat had a kitchenette with a larder, a dresser, shelving and a copper that heated the bath water. A kitchenette like that is unlikely to have had room for a 90cm range; a flat there today is more likely to have a slim freestanding cooker or a built-in single. Neither changes the method. Shelves, trays and side runners come out and are soaked and cleaned separately, and the cavity, fan cover and door glass are degreased by hand in the kitchen.
The rebuilding of the Clapham Park estate
The larger Clapham Park estate is run by Metropolitan Thames Valley Housing (MTVH), which is rebuilding it with Vistry. On 21 October 2025 the partners topped out 323 homes on Arnold Avenue and Headlam Avenue. MTVH's news release of 23 October 2025 put the homes completed or started since 2022 at 843, just over a third of the 2,500 new homes in the 2019 masterplan, and said every original social-rent tenant would be back in a new or refurbished home by the end of 2025. Finished, the estate should hold more than 4,200 homes.
The ward is already mostly flats. At the 2021 Census, 67.9% of households in Clapham Park ward lived in a purpose-built block of flats. Of its 5,434 households, 38.2% rented from the council or a housing association, 28.8% rented privately, 28.8% owned their home and 4.0% were in shared ownership. With close to three in ten households renting privately, plenty of tenancies end with an inventory check. Letting agents can have the invoice in the agency's name and photos for the checkout file, and keys for an empty flat can be collected by arrangement.

Parking off the A205 in Clapham Park
Cavendish Road, Poynders Road and Atkins Road carry the A205 South Circular through Clapham Park, and all three are named in the A205 red route order for Lambeth. Stopping is tightly restricted on a red route, so the van goes into a side street, where the plate on each bay sets out when a vehicle may park and for how long.
