Reigate and Banstead's 2014 appraisal describes Chipstead as a non-nucleated village, its houses scattered over a wide area where ponds held water on a band of clay above the dry chalk downs, about 170 metres above sea level.
Chipstead houses, from 1680 to the railway years
The oldest buildings sit around the greens and ponds. Elmore Pond Cottage carries a datestone of 1680. Court Lodge, the former manor house on Church Green, is seventeenth century, and the flint church of St Margaret beside it, listed Grade I, dates from the twelfth and thirteenth centuries. In 1871 the architect E.M. Barry remodelled the Shabden estate cottages at numbers 1 to 8 and built 9 to 12; Paxton Watson's village hall followed in 1906.
The railway did the rest. In the forty years after the station opened, Chipstead turned into a residential village: Hollymead Road was laid out in 1910, and in the 1920s and 1930s Costain built along Chipstead Valley. The population went from 688 in 1891 to over 2,000 by 1939.
The ward today is mostly owner-occupied, and half detached. In Chipstead, Kingswood and Woodmansterne ward, 50.2% of households lived in a detached house at the 2021 Census, against 27.9% across Reigate and Banstead, and 84.6% owned their home. Two-oven AGA or range cooker: what changes for the clean

- A cast-iron heat-storage cooker that is normally left on. It has to be switched off the night before to cool, and the clean takes about half a day. £143.

- A freestanding cooker with conventional ovens, usually two side by side. It only needs to be cool when we arrive, and the clean takes two to three hours. £143.

Finding the house on Chipstead's lanes
The Chipstead Village website lists what residents value: the narrow, winding lanes and the absence of street lighting. The council's appraisal of the Elmore Road conservation area adds kerbless verges and gravel drives. That means two things for the visit. Give us clear directions, a house name or a landmark, especially for a winter afternoon. And if there is room on the drive, the van can sit beside the house. Can the van park on my drive?
If there is space, that is the easiest place for it. We also need a working socket in the kitchen.
The oven has not been cleaned for years. Is it still worth doing?
Yes. The removable parts are soaked and cleaned separately and the cavity is worked by hand. You see the result with the oven lit, and if a corner is not right we put it right before we leave.
Do you come out at weekends?
Seven days a week, and a Saturday or Sunday costs the same as a weekday.
