Chinbrook is a residential pocket about half a mile east of Grove Park centre, roughly 14km south east of Charing Cross. The crossroads and most of Chinbrook is Lewisham and SE12, but step north east of the junction and you are on the Bromley boundary in SE9, which is why one small area carries two postcode districts. Chinbrook Meadows, 31 acres of it, runs along the edge.
Two council estates, forty years apart
Grove Park Estate, south west of the crossroads, is terraced and semi-detached houses built by Lewisham council between 1926 and 1929, sitting between Marvels Lane and the Meadows. Chinbrook Estate, south east of the crossroads and in SE9, is later: planned by the London County Council from 1961 and finished by the GLC after 1965 on ground cleared of prefabs, 395 homes, of which 177 sit in two 11-storey point blocks called Merryfield House and Kingsfield House, the rest being around 218 two-storey terraces and low-rise flats. In 2008 the council homes transferred to London and Quadrant.
The kitchen depends on which side you are
Point-block flats of that era were built with a compact galley and a single oven, which is £77 and about ninety minutes. The 1920s houses on the Grove Park side have had eighty years of refits, so a tall double at £110 or a 90cm range at £114 turns up more often there. Either way it is the same oven cleaning method and the same fixed price list.
Radburn layout means carrying
Chinbrook Estate was laid out Radburn style, with cars kept away from pedestrian routes and parking provided for roughly half of the households. The dip tank stays in the van, racks and trays are carried out to it, and the cavity, fan cover and door glass are cleaned by hand with non-caustic products.

Do you clean ovens in the point blocks?
Yes. Both point blocks are 11 storeys, and the parts come down to the van and go back up.
Is the park worth mentioning to your driver?
The Quaggy through Chinbrook Meadows was taken out of its concrete channel and remodelled to meander, finished on 1 October 2002 at about £1.1 million. It is a landmark, not a parking spot.
