Planning permission for Chafford Hundred came through in July 1986, the ground was broken in 1988, and the first homes were finished in 1989. The last of them were sold in 2020.
Thirty-one years from the first house to the last
The scheme was put up by a consortium of Blue Circle Industries, West Thurrock Estates and Tunnel Holdings alongside Rosehaugh and Pearson plc, trading as Chafford Hundred Ltd, with Owen Luder as architect. The original proposal was 5,000 homes for 15,000 people at around £100 million, a figure that reached £750 million once all the amenities were counted in, and roughly 5,600 houses and flats went up in the end across 353 acres of brownfield ground. The name was taken off the old Hundred of Chafford. Population ran 8,586 at the 2001 census, 15,455 by 2011 and 15,699 by 2021.
Every kitchen here was fitted after 1989
No period stock, none at all. There is no Victorian terrace in Chafford Hundred, no Edwardian villa and no interwar semi, because there was nothing standing here to convert into any of them. What you get instead is one continuous run of housebuilder kitchens from the late 1980s through to 2020: fitted units, an integrated oven under the counter or at eye level, a gas or ceramic hob, and a hood above it. The family houses tend to the built-in double, and a Chafford Hundred double oven is £110.

Questions off Drake Road
The oven is integrated and I do not want the units marked. Is that a problem?
No. The parts that need soaking lift out and go to the tank in the van, so the wet work happens outside the run of units entirely.
Do you cover both wards, or only the station end?
All of it. South Chafford and Chafford and North Stifford both, plus the streets around the Gorges.
Will there be a smell once you have gone?
There should not be. Racks, shelves, trays and side runners soak outdoors, and indoors the cavity, fan cover and door glass are done by hand with non-caustic products.
How long does a double take?
Roughly two hours, and about 90 minutes for a single, with a heat test before we sign it off.
