Houses built to the estate's deeds
Watford's 2011 character study describes the Cassiobury estate as a private development planned in the 1920s and built piece by piece until the end of the 1950s. Different architects designed the houses one at a time, yet the streets hang together, because the land deeds from the original sale set out design rules. Three nineteenth-century lodges of the old house survive on Hempstead Road, and the First Church of Christ Scientist, between Cassiobury Drive and Parkside Drive, dates from 1932.
These are big houses. In the Census area round Woodland Drive and The Gardens (the output area named Watford 008D), 428 of the 626 households, or 68.4%, had four or more bedrooms in 2021, and only seven lived in a purpose-built flat. A kitchen in a house that size can take a 90cm range or an AGA as well as a built-in double.

Zone V: parking hours that stop for the summer
Woodland Drive, The Gardens, Richmond Drive, Cassiobury Drive, Devereux Drive, Bellmount Wood Avenue and much of Parkside Drive are in Watford's controlled parking zone V. The council's zone page (read on 5 October 2026) gives its hours as Monday to Friday from 10.30am to 2.30pm, and only from 1 September to 30 June; bank holidays are excluded. Cassiobury Drive numbers 157 to 195 and 280 to 304 joined the zone on 19 February 2024.
The study notes that many front hedges and walls here have been opened up for drives. If you are happy for the van to use yours, say so when you book; otherwise, outside the four zone hours, at weekends and in July and August, the street is clear of zone controls, though yellow lines still apply.
Beside Cassiobury Park
The park to the west is Grade II listed. The paddling pool area has been part of the park since the 1930s, and the pools reopened in 2017 with a new community hub and café after £4.5 million from the Heritage Lottery Fund and the Big Lottery Fund. For the streets to the north, see Nascot Wood.
