Canada Water is named after the freshwater lake beside the station, which is what was kept of the old Canada Dock when the Surrey Commercial Docks closed in 1969. The ground around the lake is being redeveloped as the 53-acre Canada Water masterplan, delivered by British Land and AustralianSuper in partnership with Southwark Council.
The masterplan's first homes: The Founding and Roberts Close
The first phase is finished. In March 2026 British Land listed it as 186 homes at The Founding, 79 affordable homes at 7 Roberts Close, workspace at Paper Yard, Dock Shed and Three Deal Porters, and a new leisure centre for the council. The Founding is a 35-storey tower by Allies and Morrison.
The same month the Deputy Mayor of London approved a revised masterplan, with room for up to 4,184 homes. According to British Land's announcement, the next phase is expected to start on site from 2027, with 20% affordable housing in that phase.
Regina Point and Columbia Point, the 1960s towers
Older council housing sits right next to the new blocks. Regina Point and Columbia Point, off Neptune Street, are two 21-storey towers of 80 flats each, approved in 1962 for the London County Council on the site of the old Brandram's works; the rest of the Canada Estate is four-storey maisonettes. In a tower the racks, trays and side runners come out and are soaked and cleaned separately, and the cavity, fan cover and door glass are degreased by hand in the flat, on dust sheets.
The 2021 Census was taken before The Founding opened. In the census area round the lake (MSOA Southwark 007, which the House of Commons Library calls Canada Water), 82.5% of the 4,483 households lived in a purpose-built block of flats. 47.0% rented from a social landlord, 34.6% from the council itself, 32.8% rented privately and 18.3% owned.

Car-free blocks and parking for the van

Southwark says some new and converted properties have planning restrictions that make them car free, and residents of those properties cannot buy a parking permit. If your block is one of them, a weekend visit is the simple answer: the council's Rotherhithe zones (H, N and S) only run on weekdays, and a Saturday or Sunday costs the weekday price.
