Burnt Oak Broadway is a borough boundary. The shops on its east side are in Barnet, while the far side of the road belongs to Harrow's Edgware ward and, closer to the station, to Brent's Queensbury ward.
The Watling Estate behind the Broadway
Most of Burnt Oak went up in one go. About a thousand people lived here in 1921; the station opened on 27 October 1924, and by 1931 the ward, estate included, had 21,545. The London County Council bought 387 acres of Goldbeaters Farm, and building began early in 1926 to plans by its chief architect, George Topham Forrest. Most houses were brick, but 464 were timber-framed and 252 were Atholl steel houses. Barnet took the estate over in 1980.
Barnet's conservation area page counts roughly 3,600 houses and 400 flats on 158 hectares, built at 10.7 homes to the acre on both sides of the Silk Stream. Houses of this age and type usually have a modest kitchen at the back, refitted at least once since, so the cooker could be a freestanding one or a built-in single under a newer worktop. The work is the same for both. Racks, trays and side runners come out and are soaked and cleaned separately; the cavity, fan cover and door glass are degreased by hand in the kitchen.

Burnt Oak ward had 7,394 households at the 2021 Census. A third of them (33.5%) rented from the council or a housing association, 27.3% from a private landlord, and 37.7% owned. Terraced houses were the largest group, at 37.0%. Parking zones in Burnt Oak

- A trial from 8 April 2024, made permanent from 14 April 2025. Monday to Friday, 8am to 6.30pm. Montrose Avenue and Gloucester Grove are in it.
- Burnt Oak North (BON)
- Extended on 23 February 2026 as a trial of up to eighteen months, Monday to Friday, 8am to 6.30pm, with permit parking area signs at the start of most roads in place of marked bays.
- Burnt Oak (BO)
- The older zone, started on 10 June 2019 with hours of 9am to 4pm on weekdays. After the BOC consultation the council put a review of those hours on its CPZ programme, so read the signs.
