Bulphan's built-up area held 759 people at the 2021 census, in 0.537 square kilometres. That is the whole village. Domesday has it as Bulgenen, marshland near a fortified place, and it still sits in what Thurrock's landscape work calls the Reclaimed Fen character area, where the marsh was closed off by three Fengates and villagers held grazing licences, one of them for two-and-a-half sheep.
Church Road, then the lanes out to the farms
There are not many, and they are not in one place. Church Road holds the village hall, the Grade I listed church of St Mary the Virgin from the late fifteenth century, and the former council houses. Fen Lane, Harrow Lane and Brentwood Road run out to farms, Manor House Farm and Judds Farm among them. So the appliance decides the price, not the address: a 90cm range cooker in a Bulphan farmhouse is £114, and a single fan oven in a Church Road house is £77.
Green Belt, and under pressure
A bid for 116 homes on land next to Church Road was thrown out on appeal, the inspector finding no very special circumstances. North of the village, an outline application for up to 2,100 homes at Tillingham Hall was lodged in October 2024 by Horndon St Marys LLP, running from Dunnings Lane across to the A128, and it has been deferred rather than settled. Whatever happens, the existing stock stays what it is.

One bus serves the village, the 565 to Brentwood station via West Horndon, six times a day Monday to Saturday. The nearest station is three miles off. No controlled parking zone, no ULEZ, no permit to buy. It is 30-odd km from our nearest London postcode and the rate does not change for the drive: fixed price, no premium-area surcharge.
