Bromley Park itself is a short turning off London Road, numbers 1 to 26, and almost all of it is flats and maisonettes of somewhere between 38 and 54 square metres. The rest of BR1 is a different job
Walk twenty minutes east and the stock changes completely. Sundridge Park Mansion is a Grade I listed John Nash house cut into apartments, and the roads climbing towards Sundridge Avenue and Mavelstone Road are large Victorian and Edwardian villas, which is where the Sundridge Park AGAs turn up. A two-oven AGA is £143. Bromley has 47 conservation areas, several of them in this postcode, which is why a good number of those kitchens are period rooms with a modern range cooker dropped into the old chimney breast and an extractor above it that has never been touched.
The town centre zone has an inner and an outer area
Bromley's town centre controlled parking zone is drawn as two rings, an inner area and an outer one, and the London Road end sits close enough to the line that we read the signs at the entrance rather than guess. It matters because the heated tank stays in the van and the racks, shelves, trays and side runners have to be carried out to it. Short carry, ideally. The cavity, fan cover and door glass are done by hand indoors with non-caustic products, so nothing lingers in the flat.

Do you clean AGAs properly, or just wipe them?
Properly. The lids, plates and ovens are stripped and the enamel is brought back by hand. A two-oven AGA is £143 and takes most of a morning.
Is a flat this small a problem?
No. The bulky work happens in the van, which is the point of the tank. Indoors it is one technician and a kit bag.
Can you fit an end-of-tenancy clean at short notice?
Usually. The Bromley Park flats are largely let, so we get a lot of these, and we heat-test the oven and sign it off before we leave.
What about the hob and the hood?
