Broadwater Farm takes its name from a farm whose fields ran along the Moselle between Downhills and Lordship Lane, and Haringey's blocks of flats went up east of Lordship Recreation Ground from 1967, finished in the early 1970s.
Flats built above ground-level car parks
Because of the high water table and the flood risk from the Moselle, which runs through the site, no homes were built at ground level, only car parks. The estate was built as twelve blocks, named after Second World War airfields such as Tangmere, Northolt, Rochford and Debden.
In the census area (LSOA Haringey 013D) around Willan Road, which covers part of the estate, 89.5% of households lived in a purpose-built block of flats in 2021 and 74.4% rented from the council; 9.2% owned their home.

The rebuilding of Broadwater Farm
In a ballot in February and March 2022, 85% of voting residents backed the council's plans, on a 55% turnout. The council says Tangmere and Northolt are being demolished because of structural problems, and the north wing of Stapleford will follow: of the 24 households consulted, 62% of residents supported that. The programme is for close to 300 new council homes in all.
The first 40, on the former Moselle School site, are 26 one and two-bedroom flats, 10 three-bedroom homes and 4 four-bedroom homes, with a convenience store; building started there in February 2025. The Tangmere site is planned to take 131 homes and seven business or retail units, and Rochford and Martlesham are down for a pilot refurbishment with new windows and upgraded outside walls. Getting the van onto the estate
On the council's zone map Adams Road, Willan Road and Griffin Road are in the Bruce Grove West zone, where parking is controlled only from 2pm to 4pm, Monday to Friday. The estate sits inside the Bruce Grove West Green low traffic neighbourhood, and the council's list of roads there says all three can be reached from Lordship Lane. The Gloucester Road filter has a trial exemption that Broadwater Farm residents can apply for, for a registered vehicle. The haul road between Adams Road and Willan Road is gated for construction vehicles only, and the council says temporary parking bay suspensions and road closures on Willan Road are needed during excavation works ahead of the Northolt and Stapleford North demolition. Can you clean the oven in one of the new council homes?
Yes. A built-in oven is priced like any other single or double, so tell us which it is, and give us the block and flat number so the van can be parked near the right entrance.
Is a weekday morning a good time to book?
Yes. Nearly all the estate is in the Bruce Grove West zone, which is only controlled between 2pm and 4pm on weekdays, so a morning visit is clear of it.
How long does a single oven take?
About 90 minutes on site. A double takes about 2 hours.

Very satisfied with the service. They were slightly late at first but I got a call from customer service to let me know, and it was all fine. The oven man, as he called himself, arrived and worked very hard for a couple of hours. My oven now looks like it has never been used.
Nice hardworking lads that always do a good job. We used them for our old flat when moving out and for the new one now, both jobs were done very professionally. My wife is very impressed with the results and would recommend them to friends and family.
