Under the Inclosure Act of 1806, nothing could be built on Rush Common within 150 feet of the road, and Rush Common ran the whole length of the east side of Brixton Hill. That is why the houses on that side stand so far back.
Long front gardens on the east side
When building began at the south end of the hill in the 1820s, the houses were set behind long, narrow front gardens. Raleigh Gardens, a line of three-storey red-brick villas from the mid-1890s, kept to the same rule. The Survey of London records shops built out to the pavement between Arodene Road and Josephine Avenue, where, after protests in 1899-1900, the Tribunal of Appeal decided that the building line was the back edge of the pavement. After the Second World War, Lambeth took back the strips that had become private front gardens and made them into a linear park that runs, with a few breaks, for nearly a mile.
For an oven clean, a long front path only means a longer walk. The racks, trays and side runners come out and are soaked and cleaned separately, while the cavity, fan cover and door glass are degreased by hand in the kitchen.
Brixton Hill's 1930s blocks of flats
Six blocks of flats face the common. The first, Renton Close, was built by the London County Council in 1906 as Briscoe's Buildings. The other five are private blocks of the 1930s: Tudor Close (1933), with over 100 service flats round a courtyard and, for its first tenants, a swimming pool and tennis courts; Christchurch House (1938), six storeys in the moderne style; Dumbarton Court (1939); and Effra Court and Brixton Hill Court at the northern end. New Park Court, near the south end, also dates from 1938.
Lambeth's report says Tudor Close and Christchurch House were aimed at single people and couples, not the large Victorian household. Flats planned for that market tend to have small kitchens, which today usually hold a built-in single or a slim freestanding cooker.
Two sides of the hill in the 2021 Census
The 2021 Census publishes figures for two census areas (MSOAs) that the House of Commons Library names Brixton Hill East and Brixton Hill West, and the two look quite different:
- Brixton Hill East (Lambeth 020)
- 3,704 households; 44.6% in part of a converted or shared house, 22.9% in a purpose-built block; 38.8% renting privately, 41.2% owning
- Brixton Hill West (Lambeth 021)
- 4,107 households; 56.6% in a purpose-built block of flats; 36.6% renting from a social landlord, 29.0% privately
The west side takes in two landmarks. Brixton Prison on Jebb Avenue began as a House of Correction built for the Surrey justices, whose wall and gatehouse date from 1819; it is now a men's prison. Brixton Windmill in Blenheim Gardens was built in 1816, is listed at Grade II*, and still mills flour. Down the hill, the town centre streets are on the Brixton page.
Parking for the van on Brixton Hill
Lambeth's 2017 Brixton Hill scheme split the area into zone D (Brixton Hill West) and zone F (Brixton Hill East), which started with different controlled hours, so which zone your street is in matters. The hours are on the sign as you enter a zone and each bay has its own time plate, so read the plate on your nearest bay. A weekend visit costs the weekday price. The team needs a bay nearby, so give us the street name when you call.

Yes. The racks, trays and runners come out and are soaked and cleaned separately, so only the cavity and the door are worked on indoors, on dust sheets.
Our house is set back behind a long front garden. Does that matter?
Only for timing. Mention it when you book, and we will allow for the longer walk.
