Blackhorse Lane is named after the Black House, which is said to have stood where Clock House in Pretoria Avenue was built in 1813 for Thomas Courtenay Warner. In the 1880s T.C.T. Warner, one of Walthamstow's largest landowners, began building on the Clock House estate, and by 1900 his Warner Estate company had built up most of the lane between Edward Road and Pretoria Avenue.
Terraced streets east of the lane
North of Forest Road, Tavistock Avenue, Pembar Avenue and Clifton Avenue lie east of Blackhorse Lane. At the 2021 Census the small statistical area that covers them, Waltham Forest 014F, had 765 households: 68.2% lived in a terraced house, 11.5% in part of a converted or shared house and only 5.2% in a purpose-built block. Just over half (56.6%) owned their home and 38.0% rented privately.

Blackhorse Lane's next phase
The council's Area Action Plan for Blackhorse Lane was adopted in January 2015, and the area is a Housing Zone with room for 2,500 new homes and 1,000 jobs. The biggest scheme still to come is on Uplands Business Park, west of the lane, approved on 5 December 2023 for 1,800 homes alongside 29,000 square metres of industrial space. Parking zones round Blackhorse Road station
Several council zones meet here on the controlled parking zone map (March 2026). Blackhorse Lane (BL), east of the lane on both sides of Forest Road, Sutherland Road (SR) to the north and Blackhorse Road (BR) south of the station are all controlled Monday to Saturday, 8am to 6.30pm. Hillyfield (HF), towards Higham Hill, runs every day from 8am to 9pm. Single streets can differ from their zone, so the signs decide.
