Blackheath Vale began as sand and gravel workings on the heath and was there by 1775; clean water at the bottom of the pit drew a small settlement with stabling, a stonemason and the Blackheath Brewery. Today it is a group of modest terraced houses down in the dip, and Lewisham's appraisal calls it the largest independent encroachment onto the heath.
One heath, two councils
The heath is about 275 acres. It became a public open space in 1871 and is run by Lewisham and Greenwich together, because the borough line crosses it. The Village, where Tranquil Vale, Royal Parade and Montpelier Vale meet, is on the Lewisham side, and so is All Saints' Church of 1857-67, itself built out on the heath. The Paragon, begun in the 1790s, and the Cator Estate are in the Royal Borough of Greenwich, as are the streets round the Standard, which have their own page, Blackheath Westcombe.
Lewisham and Greenwich designated the Blackheath conservation area jointly in March 1968, and Lewisham calls it London's first. Most of the Village was built between about 1790 and 1880. The railway arrived in 1849, laid along the valley of the Kid Brook, and Victorian villas and terraces followed on Collins Street, South Vale Road and Blackheath Grove. Behind the shopfronts, mews and alleys link Tranquil Vale with Royal Parade and Montpelier Vale.
Flats over the Village shops
The census area that takes in Tranquil Vale, Spencer Yard and Blackheath Vale (Lewisham 009B) had 691 households in 2021. Of those, 6.5% lived in a commercial building, the census heading that covers a flat over a shop, against 1.3% across Lewisham; 20.7% lived in part of a converted or shared house, and 41.2% of households rented privately.
A flat above a shop is usually reached by a side door and a narrow stair, and its kitchen is often small, with a built-in single or a slim freestanding cooker. The method is the same. Dust sheets go down first; racks, trays and side runners come out and are soaked and cleaned separately; the cavity and fan cover are degreased by hand in the flat, and the inner door glass where the door design allows.
The appraisal also notes that Blackheath kept many of its big houses as single homes, where much of London converted them. A kitchen in a big family house like that is where a range cooker or an AGA turns up more often than in a flat.

Parking in the Village
Lewisham's zone table lists a Blackheath zone (BHA), controlled Monday to Saturday, 9am to 7pm. The council asked residents and businesses for their views on it in a consultation that closed on 1 October 2023, and says it is proposing changes to streets in the area. Greenwich sets its own rules on its side of the line. Check the sign at the end of your road, and tell us the street; the team needs somewhere to park close to your door.
