Blackheath Park is the old Cator Estate. John Cator, a timber merchant, bought about 280 acres here and in 1787 pulled down Wricklemarsh House, which stood where Blackheath Park, Pond Road and Foxes Dale now cross; leases for house plots followed, in earnest from about 1820.
Span's flats behind the old frontages
After the war the developer Span, with the architect Eric Lyons, built a string of small estates, mostly tucked behind the existing frontages. Royal Greenwich's appraisal of the Blackheath Park conservation area, designated in 2002, counts only eight houses lost between 1958 and 1969, replaced by 240 houses and 181 flats. The Priory (1956) has 61 flats, The Plantation (1962) 34 houses and Spangate (1964) 17 flats. Hallgate, a staggered block of 26 flats from 1958-9, is three storeys round five stairwells and has been listed Grade II since December 1998.
Flats of that period often have compact kitchens, so the cooker in one is more likely a built-in single or a slim freestanding model. From a top-floor flat the racks, trays and side runners come out and are soaked and cleaned separately. The cavity, the fan cover and the door glass are degreased by hand in the kitchen, on dust sheets.
Big kitchens on Foxes Dale and Manor Way
When the old leases ran out in the 1930s, Foxes Dale, Brookway, Meadowbank and Parkgate were laid out with two- and three-storey houses, detached and semi-detached, on long garden plots, and Manor Way is mostly of that period too. In the census area that takes in Manor Way, Brookway and part of Foxes Dale (Greenwich 034B), 20.4% of the 705 households lived in a detached house in 2021, alongside 42.7% in a purpose-built block of flats.

Parking on the Cator Estate's private roads
White wooden gates mark the ways into the estate. In 1950 the residents formed an association, later Blackheath Cator Estates Residents Ltd, which bought the private roads from the Cator family and still maintains them; only Lee Road, Bennett Park and Cresswell Park are public. On the council's CPZ map, which it calls a guide only, no council zone covers the estate's own roads; zones such as Blackheath (Lee), Monday to Saturday 9am to 5pm, start at the edges. Read the signs at the gate, and give us the road name when you call so the van can stop as near the door as they allow.
Questions from Blackheath Park
Is Blackheath Park the same as Blackheath village?
No. It is the estate south-east of the village, between Lee Road and Kidbrooke. The council split the old Blackheath conservation area in two in 2002, and Blackheath Park is the southern and larger part; Kidbrooke Village, to the east, has a page of its own.

Can an AGA be cleaned on the same day it was in use?
No. It needs to be off from the night before, so the cast iron is cool when we arrive.
How long will a range cooker take?
Two to three hours for a 90cm range, against about 90 minutes for a single oven.
