C. R. Leech, a builder who had started out making tarpaulins in Deptford, began three estates in Blackfen in 1929: Burnt Oak on Heaslip's farm, Westwood on Westwood Farm and Queenswood on the grounds of Queenswood House.
Leech's estates either side of Blackfen Road
The Queenswood and Westwood estates straddle Blackfen Road just west of the Westwood Lane junction. In the early 1930s their three-bedroom semis were offered freehold at £675. Leech mixed semi-detached bungalows and larger semis with short terraces of four to six houses, and Leechcroft Avenue is named after the family.
Census 2021 figures fit that mix. Around Leechcroft Avenue (census area Bexley 018F), 47.0% of the 523 households lived in a terraced house and 44.0% in a semi; just eight households had a detached house. A little to the south-west, round Holbeach Gardens and Cloverdale Gardens (census area Bexley 022A), 87.2% of 623 households owned their home and 49.1% owned it outright.
Interwar semis of this kind tend to have a small kitchen at the back. Where it has not been extended, the cooker is often a 60cm freestanding model or a built-in single under the worktop. A knocked-through kitchen may have a double at eye level instead.
The method does not change with the house. Dust sheets go down first. The racks, trays and side runners come out and are soaked and cleaned separately, while the cavity, fan cover and door glass are degreased by hand indoors, and the door is split where its design allows.
Flats above the shops at The Oval
The Oval is a curved two-storey parade built in 1933 for New Ideal Homesteads' Marlborough Park Estate, with flats over the shops and a lawn and rose beds in front. Each shop front has its own doorway to the flat upstairs. Facing Burnt Oak Lane, the same architect added The Triangle, a block of six two-storey flats. Bexley made the parade and its garden a conservation area on 19 February 1992.
In the census area that takes in the parade, 18 households lived over a shop or in another commercial building in 2021. For a flat like that, tell us the floor. Parking on Blackfen's estate roads
Blackfen Road, Days Lane, Holbeach Gardens, Leechcroft Avenue and The Oval are not on Bexley's list of controlled parking roads (checked October 2026).
