Bexley is a borough of semis. At the 2021 Census 44.2% of its 95,298 households lived in a semi-detached house, and in West Heath ward the figure reached 77.8%. Only 21.3% lived in a purpose-built block of flats.

The 1930s semis of Albany Park

Much of that housing went up fast between the wars. At Albany Park the developer New Ideal Homesteads built the Albany Park Estate on farmland in the mid-1930s, at almost double the density Bexley council had recommended, for working-class families leaving inner London. The railway station opened in July 1935. The Royal Park Estate next to it was begun before the war and finished after it by Bexley Borough Council.

Ownership is still high. In 2021, 68.6% of Bexley households owned their home and 32.7% owned it outright; in Blackfen and Lamorbey ward, home to Blackfen, ownership was 81.6%. A 1930s semi was built with a small kitchen at the back. Many have since been extended or knocked through, and an extended kitchen may well have a built-in double at eye level in place of the old freestanding cooker.

Flats at the northern edge of the borough

The flats are mostly in the north. In Erith ward 46.7% of households lived in purpose-built flats in 2021, and in Thamesmead East 41.5%. Thamesmead was built largely by the Greater London Council across the Bexley and Greenwich border; its first home was occupied in 1968, its blocks were system-built in concrete, and in 2014 the bodies that ran it were taken over by Peabody. In Thamesmead East, 43.4% of households rented from a social landlord in 2021.

Bexley itself owns no council homes. In 1998 it transferred its stock to two housing associations, Orbit and L&Q, which is why only 2.6% of households told the census they rented from the council. Newer flats in Erith usually have a built-in single under the hob, about 90 minutes' work; mention the floor and whether there is a lift when you call.

Bexley's parking zones sit by the stations

Bexley's controlled zones are where the commuters are. The council's road list groups most of them by railway station (Abbey Wood, Albany Park, Barnehurst, Bexley, Bexleyheath, Crayford, Erith, Falconwood, New Eltham, Sidcup and Welling) and by three town centres: Bexleyheath, Sidcup and Welling. The council's CPZ page explains that a two-hour control, such as 10am to noon, stops all-day station parking, and that outside a zone's controlled hours anyone can use the bays free of charge.

That suits an oven clean. If your road has a short morning control, a visit that starts after it ends needs no voucher. Inside the hours, the resident's visitor scratch cards, sold in booklets of ten, cover the van. Saturday and Sunday visits cost the same as weekdays.

Private renting, highest in Belvedere

Private renting is low in Bexley, 15.3% of households in 2021, but it is not spread evenly. Belvedere ward had the highest share at 26.5%, followed by Thamesmead East at 22.0% and Erith at 19.6%. Can you clean an AGA in Old Bexley?

Yes. In St Mary's and St James ward, which covers Old Bexley, 25.8% of households lived in a detached house in 2021, the highest share in the borough. A two-oven AGA is £143. Switch it off the night before so it has cooled when we arrive.

Do you cover Sidcup?

Yes. Sidcup has more flats than most of the borough: 36.4% of households in Sidcup ward lived in a purpose-built block in 2021. Its zones on the council's list include one by the station, one in the town centre and West Sidcup.

What do you need from me on the day?

A working socket in the kitchen, the oven cool when we arrive, and somewhere near the door for the van. Dust sheets go down before anything is taken apart.
