One corner, two boroughs
Beddington Corner is split between two councils. The pub, Goat Road and the Willow Lane industrial estate, whose factories along Wates Way went up in the 1960s, are in Merton's Cricket Green ward. The terraced streets just south of them, Mill Green, Wolseley Road, Wood Street, New Road, Percy Road, Spencer Road and Orchard Avenue, are in Sutton's Hackbridge ward. All of them have Mitcham CR4 postcodes, so the address alone does not tell you which borough you are in.
Terraces built beside the Wandle works
On the 1894 Ordnance Survey map (Alan Godfrey's edition) the community at Beddington Corner is still being built, with Wolseley Road, Wood Street and New Road only partly built, and the Wandle lined with tanneries (Eagle Leather Works, Wandle Tannery, Mitcham Leather Works) and watercress beds. Tramway Terrace on the same map is a reminder of the earlier Surrey Iron Railway. All Saints church followed in 1931, designed by H.P. Burke-Downing, and its parish is still called Hackbridge and Beddington Corner.
In the Census output area around New Road and Percy Road, 175 households were counted in 2021. 43.4% lived in a terraced house, 24.0% in a semi and 21.7% in a purpose-built flat; 66.3% owned their home and 18.5% rented privately.
A terraced house usually has a narrow kitchen at the back, which suits a built-in single or a slot-in cooker. The routine does not change with the kitchen. Dust sheets go down, the racks, trays and side runners come out and are soaked and cleaned separately, and the cavity, fan cover and door glass are degreased by hand indoors.

On the Merton side, Willow Lane, Wates Way and Wandle Way do not appear on Merton's April 2026 list of roads in controlled parking zones. On the Sutton side, none of Mill Green, Wolseley Road, Wood Street, New Road, Percy Road, Spencer Road or Orchard Avenue is on Sutton's parking checker, the council's list of roads in its permit areas, so on both sides the signs on the street are the rules to go by. It depends on the side. Mitcham Junction, on Carshalton Road, is the closer one for the Goat and the Willow Lane estate. Hackbridge station, on London Road, is nearer to New Road and the other Sutton terraces.
