Becontree Heath was a hamlet of cottagers by 1777, and probably the old meeting place of the Becontree hundred. Since 1921 it has been a road junction ringed by houses and shops, and its landmark is E. Berry Webber's art deco Civic Centre, opened in October 1937 and now Grade II listed.
Cottage kitchens on the Becontree estate
The London County Council planned the Becontree estate in 1919 and built the first 3,000 houses between 1921 and 1924; by 1938 the whole estate had 25,736 homes. The first tenants moved into Chittys Lane at the end of 1921. Valence House counts 91 house types, mostly small variations on each other. The commonest, the S3, had three bedrooms upstairs, a living room, a kitchenette, a bathroom, a larder and a coal store.
A kitchenette of that size usually means a freestanding cooker. Where a kitchen has since been knocked through into the old larder or extended at the back, you may find a built-in oven or even a range instead.
The census still shows the estate's shape. In Valence ward, next to the heath, 54.0% of households lived in a terraced house in 2021 and 26.2% in a semi-detached one, while only 9.9% lived in a purpose-built block of flats. Althorne Way, where the flats of the denser Becontree Heath estate (put up by Barking Borough Council between 1966 and 1970) were going up in 1966, is in the next ward, Heath, in RM10.

The figure depends on the oven and is fixed on the phone before anyone comes out. If the cooker has two separate cavities, say so when you call and the price is set for both.

Parking near the heath since the 2025 zones
Barking and Dagenham extended its parking zones around the heath in 2025. The council stretched zone SGV over stretches of Wood Lane and Green Lane and side roads such as Bentry Road, Valence Circus and Valence Wood Road. Part of Chittys Lane, the street where the first Becontree tenants moved in, went into zone CH the same year. Both zones run Monday to Friday, 8.30am to 5.30pm, according to the council's scheme lists.
At weekends those bays have no controls, and weekend visits cost the same as weekdays. On a weekday, the resident can buy a visitor permit online for the van, paying only for the zone's hours. The team needs somewhere to park near the house.
Renting out a house in RM8
Valence ward had 5,288 households in 2021: 43.2% owned their home, 34.2% rented from the council or a housing association and 21.4% rented privately. Since 6 April 2025 most privately rented homes in the borough have needed a selective licence from the council, on top of the additional licensing for smaller shared houses that began on 9 January 2025.

My road went into a parking zone in 2025. Where will the van go?
As close to the door as it can get. A weekday visitor permit covers it, or book a Saturday or Sunday, when zones SGV and CH are not controlled.
Does the cooker need to be off before you arrive?
Yes. It should be cool when we get there, with a working socket in the kitchen.
Can you clean the oven between tenants?
Yes. Give us the checkout date, and keys for an empty house can be picked up by arrangement. A single takes about 90 minutes.
