Beam Reach itself is industrial land in the southern part of Havering: GLA Land and Property owns about 40 hectares there and promotes it for manufacturing, the Centre for Engineering and Manufacturing Excellence is on it, and the A13 runs through it from east to west.
The Dagenham half of Beam Park
The homes are just to the north, in Beam Park, built largely on land that was part of the Ford Dagenham works. Once the old Ford buildings had been cleared, the site was used from May 2012 for secret rehearsals of the London Olympic opening and closing ceremonies. The River Beam splits the new neighbourhood between two boroughs: the western part is in Barking and Dagenham's Beam ward, the eastern part, with the planned town centre, in Havering.
An application for about 2,900 homes went to both councils in August 2017. Planning consent for 3,000 homes came in 2019 and the first residents moved in during December 2020. In March 2022 Barking and Dagenham council bought 936 of the homes still to be built, and a new planning consent in November 2023 raised the total from 3,000 to 3,947.
Postcodes on the Dagenham side such as RM9 6FZ, RM9 6GF and RM9 6GL were only created between June 2022 and March 2024, after the 2021 Census, so the census cannot describe the homes at those addresses.
Integrated ovens in new flats
A flat in a scheme like this usually comes with a built-in single under a ceramic or induction hob, and an extractor above, so the oven, the hob and the hood can all be done on one visit. The racks, trays and side runners come out and are soaked and cleaned separately. Upstairs, the cavity, the fan cover and the door glass are degreased by hand, and the door comes apart where its design allows.

New developments often manage their own roads and parking, so the signs at your block decide where a visiting van can stop. The team needs somewhere to park near your building; tell us the building and the floor when you call. Beam Park's own station is planned but has not opened, and the nearest open station for the Dagenham side is Dagenham Dock.

West of the River Beam it is Barking and Dagenham, usually with an RM9 postcode; east of it, Havering and RM13. The prices are the same on both sides.
My oven is under two years old. Is it worth cleaning?
That is your call. A fan cover and door glass darken with use whatever the age, and an end-of-tenancy check looks at them either way.
Can you do the hob and the hood as well?
Yes, on the same visit. On their own, a ceramic hob is £23 and an extractor hood £28.
What do you need from me on the day?
The oven switched off and cool, a working socket in the kitchen, and a note of where the van can park.
