Most of the ground here was part of the Ford Dagenham plant, and once it was cleared it spent 2012 as the closed rehearsal site for the London Olympic opening and closing ceremonies. Planning consent for 3,000 homes was issued in February 2019, another 947 were approved in December 2022, and the first residents moved in during December 2020.
The kitchens here are barely five years old
L&Q and Countryside Properties are the joint venture behind Beam Park, and the blocks and terraces run south of New Road, the A1306, down towards the River Beam. New-build stock means an integrated single oven under the counter, a four-ring hob above it, and a hood ducted straight out through the wall. A single oven in a Beam Park flat is £77 and takes about ninety minutes.
The station is approved and still not built
Beam Park railway station was refused government backing in October 2021 on the grounds that it would simply pull passengers off Dagenham Dock and Rainham, after which the Greater London Authority offered a ten-year indemnity against operating losses and the Department for Transport gave its final approval in March 2026. Nothing has been built yet. So the c2c walk is still to Dagenham Dock.
Beam Reach itself is industrial ground
East of the housing, Beam Reach is roughly 40 hectares of Greater London Authority land promoted for manufacturing, with the Centre for Engineering and Manufacturing Excellence on it and the A13 running through east to west. The Consul Avenue units there carry RM13 postcodes while the homes to the west are RM9, so give us the street name when you call. The price is fixed either way, with no premium-area surcharge.

Questions from Beam Park
Do you need my sink, my kettle or my kitchen tap?
No. The heated tank and the water both live in the van. Racks, shelves, trays and side runners go out to it and soak there.
The flat is nearly new. Is the oven worth doing at all?
That is your call. Five years of roasting will still have darkened the fan cover and the glass, and it comes off more easily now than it will later.
Which borough am I actually in?
Beam Park straddles two. The Barking and Dagenham side is RM9, the Havering side is RM13, and we cover both on the same price list.
Will the flat smell of chemicals afterwards?
It should not. The soaking is outdoors, and indoors the cavity, fan cover and door glass are degreased by hand with non-caustic products.

Nice hardworking lads that always do a good job. We used them for our old flat when moving out and for the new one now, both jobs were done very professionally. My wife is very impressed with the results and would recommend them to friends and family.
