When the Victoria County History described Banstead in 1911, it found an agricultural parish "with a considerable number of new small houses in it", a station at Banstead on the Sutton and Epsom Downs branch and the Tattenham Corner line cutting through the middle.
How Banstead and Nork were built up
Growth followed the railways. The branch reached Kingswood in 1899, and the Victoria County History noted in 1911 that Kingswood was fast becoming residential. Nork followed between the wars: the Nork estate was sold to a development company in 1923, and Nork House itself was pulled down in 1939. Building carried on after the Second World War, with Rose Bushes in the 1960s and High Beeches in the 1970s among the last large estates.
The result is a district of houses with gardens. In Nork ward 56.4% of households lived in a detached house at the 2021 Census and 88.1% owned their home; across Reigate and Banstead the detached share was 27.9%. Nork has its own page.
Long-owned houses and the bigger cooker
Most Banstead households own their home. In Banstead Village ward 80.1% of households owned their home in 2021, and 46.9% owned it outright. South of the village the figures climb: 84.6% in Chipstead, Kingswood and Woodmansterne ward, where half the homes (50.2%) were detached, and 86.0% in Lower Kingswood, Tadworth and Walton. Between them, those two wards take in Chipstead, Kingswood, Woodmansterne and Walton-on-the-Hill.
Detached houses on the downs are where AGAs and range cookers tend to be found, and they need more time than a built-in single:

Tattenham Corner, Preston and Burgh Heath
The western edge is more mixed. Tattenham Corner and Preston ward had 25.5% of its households in terraced houses and 22.6% in purpose-built flats at the census; 22.1% rented from the council or a housing association, and 66.0% owned. The price is set by the appliance, from a built-in single to a four-oven AGA, and it is agreed on the phone before anyone comes out.
Parking on Banstead High Street and at the Mound
Reigate and Banstead Borough Council runs the High Street car park (SM7 2LX), with 91 spaces. Charges apply from 8am to 6pm; up to three hours costs £2.80, and Sundays and bank holidays are free. The Mound car park at Tattenham Corner (KT18 5PR) has 54 spaces and is free for up to three hours with a ticket, except on Derby, Oaks and Ladies Day, when race-day parking costs £20.
On the street, Surrey County Council sets the restrictions. Its Reigate and Banstead parking review 2024 to 2025 is in the last stage of lining, and the 2025 to 2026 review has started, so check the signs on your road. A drive or a space by the house is the best place for the van.
