Chiltern Court sits directly on top of Baker Street station, nine storeys of stripped classical brick put up in 1929, with something like 180 flats in it. Baker Street runs south from Regent's Park as part of the A41, crossing Marylebone Road and Dorset Street, and the NW1 end is the mansion-block end.
Two landlords own most of the ground
Marylebone is split between the Howard de Walden Estate, roughly 92 acres east of Baker Street, and the Portman Estate, about 110 acres to the west, and many Georgian houses north of Portman Square were rebuilt as long-lease mansion blocks. Portman Mansions on Porter Street is one. At the kitchen door that means compact galley kitchens carved out of bigger rooms, an integrated single oven under the counter, and an extractor running unwashed for years. The service lift decides the timings
A 1929 block above a tube station has no kerb at its front door. Racks, shelves, trays and side runners go down in the lift the porter points you at, out through whichever side entrance is the tradesman's one, and into the heated tank in the van. Tell us the block name when you call. It changes where we park.
The Congestion Charge stops at Marylebone Road
Marylebone Road is the boundary. It is also an exempt through route, so driving along it costs nothing, and the NW1 stretch north of it sits outside the zone. Head south past the junction into W1 and you are inside, 7am to 6pm on weekdays and from noon at weekends. We absorb it either way. Westminster's parking zone F covers Hyde Park, Marylebone and Fitzrovia. We pay for the bay. No call-out fee inside the North and South Circular, and no surcharge on an NW1 address.

Questions from Marylebone
Do you need access to my kitchen sink or a tap?
No. The tank and the water are both in the van. In a galley kitchen off Chiltern Street that matters, because there is no room for two people and a bowl.
Will the flat smell afterwards?
It should not. The soaking happens outside. Indoors we degrease the cavity, fan cover and door glass by hand with non-caustic products.
Is this suitable for an end-of-tenancy check?
Yes, and a lot of the NW1 diary is exactly that. The door glass gets split where the design allows, which is what the inventory clerk checks.
How long will you need?
Ninety minutes or so for a single, about two hours for a double.
