Chiltern Court, the Portland stone block over Baker Street station, was finished in 1929 with about 180 flats; the Metropolitan Railway had first planned a hotel on the site.
Mansion flats north of Marylebone Road
Two more big blocks stand a few minutes away. Clarence Gate Mansions, six storeys of red brick under Dutch gables, line both sides of Glentworth Street and went up between 1905 and 1910. Dorset House on Gloucester Place came in 1934 and 1935: 135 flats by T. P. Bennett and Son, now listed Grade II. Westminster's audit of the Dorset Square conservation area treats these blocks as a building type of their own, next to the Georgian terraces.
Those terraces are older and plainer. Dorset Square was laid out on Thomas Lord's first cricket ground, given up in 1811, and was finished around 1830. After Viscount Portman died in 1946 the Portman Estate sold the freeholds of the houses here, and the council rebuilt flats and houses on the bomb sites in Balcombe Street and the square. Many of the bigger townhouses have been converted to flats or other uses. At the small end, Boston Place, which runs along the brick wall of Marylebone station, keeps its original two-storey cottages.
A flat in a block of this age usually has a compact kitchen with a built-in single or double set into a run of units. Its racks, trays and side runners come out and are soaked and cleaned separately. In the kitchen, on dust sheets, the cavity, fan cover and door glass are degreased by hand, and the door is split where its design allows.
Renting in Regent's Park ward
Regent's Park ward is the Westminster ward north of Marylebone Road that takes in Baker Street station and Dorset Square. At the 2021 Census it had 5,575 households; 81.6% lived in a purpose-built block of flats. Just over half, 51.6%, rented privately, 35.3% owned their home and 12.3% rented from the council or a housing association.

Parking on both sides of Marylebone Road
Marylebone Road divides two of Westminster's parking zones as well as two postcodes. On the council's map, the streets north of it around Dorset Square and Melcombe Street are sub-zone B10; south of it, around Bickenhall Street and Chiltern Street, is sub-zone F2. The hours of control from March 2026 are not the same:
- B10, north of Marylebone Road
- Paid bays and single yellow lines 8.30am to 6.30pm, Monday to Friday. Resident bays 24 hours a day, every day.
- F2, south of it around Chiltern Street
- Paid bays and single yellow lines 8.30am to 6.30pm, Monday to Saturday. Resident bays 8.30am to 8.30pm, every day.
Westminster runs no on-street visitor permit scheme, so there is nothing for a resident to lend the van. A tradesperson pays at a pay-to-park bay, where the stay is usually capped at four hours, or buys the council's daily trades permit, which also opens resident bays from 8am to 5.30pm. That permit is valid only in the zone it was bought for: one for zone B does not cover a bay across the road in zone F. Tell us the street when you book and the parking is planned around it.

Is a Saturday easier for parking north of Marylebone Road?
Usually, yes. In B10 the paid bays and single yellow lines are not controlled on Saturdays, and we work weekends at the weekday price. The resident bays there are controlled every day, so the van needs a trades permit to use one even at the weekend.
How long does a double oven in a Dorset House flat take?
About two hours on site. A single takes about 90 minutes and a 90cm range two to three hours, wherever the flat is.
I am moving out of a Clarence Gate flat. Do I need to be there?
No, if the landlord or agent arranges keys for us to collect. The agent can have photos of the finished oven for the checkout file.
