Ashtead's village centre grew up on the spring line, where the chalk to the south meets the lowland clay to the north, and its main shopping street is The Street, part of the A24 between Leatherhead and Epsom.
Ashtead's ten character areas
Mole Valley District Council's character appraisal for Ashtead, adopted in February 2010, identified ten character areas in the settlement. South of The Street the roads are narrow and tightly built, with a high share of Victorian semi-detached and terraced cottages. At the southern end of Woodfield Lane, a line of 14 Edwardian houses in mature gardens is a conservation area. From Oakfield Road to The Marld, between the two village centres, almost every house is detached. Links Road is named after a short-lived golf course that its older houses were built on.
North and east of the level crossing at Ashtead station is the Berg Estate: detached houses and semis, most of them built just before the Second World War in brick, render and clay tiles, with Arts and Crafts details. Gardens on its edge back onto Ashtead Common, which the appraisal describes as some 200 hectares of ancient woodland common owned and managed by the City of London. The City of London Corporation's own page on the Common (updated January 2023) calls it a National Nature Reserve, home to over 1,000 living ancient oak pollards.
The 2021 Census puts numbers on the mix. Ashtead's three wards (Ashtead Common, Ashtead Park and Ashtead Village) held 5,852 households: 46.7% lived in detached houses, 31.4% in semis and 12.4% in purpose-built flats. Four in five owned their home, and 44.7% owned it outright.

Each appliance has its own fixed price, whatever the street: a single, a double, a range cooker and an AGA are priced separately, and the figure agreed on the phone is the one on the invoice.
Parking for the van in Ashtead village
The appraisal notes that the narrow streets south of The Street are often congested by parked cars. The team needs somewhere to park, so the road matters. Mole Valley runs two pay car parks in the village: the one beside the Peace Memorial Hall (built in 1927) has 131 spaces, and Grove Road has 35. Charges apply from 8am to 6pm, Monday to Saturday, with a 30-minute minimum; Sundays and bank holidays are free.
Lines on the street are Surrey County Council's. Its Mole Valley parking review 2026, advertised from 17 September to 15 October 2026, proposes new double yellow lines on Craddocks Avenue up from the Epsom Road junction, at the junction of Skinners Lane and The Mead, and along one side of Quennell Close. Yes. A 90cm range is £143 and takes two to three hours on site. The hob or hood above it is £48 if you want both done on the same visit.
I let a flat near Craddocks Parade. Can my agent be invoiced?
