The old Ashburton Estate was centred on a house that has gone: Ashburton House, a Georgian house built in the late 18th century by the Whig politician John Dunning and pulled down around 1911.
Streets on the old Ashburton House estate
The estate passed to Alexander Baring, whose barony of Ashburton gave it its name; his wife was Anne Louise Bingham, which is where nearby Bingham Road comes from. From the 1890s its land, between Lower Addiscombe Road, Addiscombe Road and Shirley Road, was sold off in building plots. Croydon's Local Heritage Area review dates what followed: Northampton Road's houses mostly 1906-1909, Carlyle Road 1907-1916, and Ashburton Avenue 1913-16, laid partly along Love Lane, once Lady Ashburton's Walk. Ashhurst Walk, Whitehorn Gardens and Green Court Gardens were detached houses built by Addiscombe Garden Estates Ltd between 1927 and 1930.
The review describes family houses, mostly Arts and Crafts inspired with vernacular and mock-Tudor touches. In the census area round Claremont Road (Croydon 021B), 71.7% of the 688 households owned their home in 2021, 38.4% outright, and 20.9% rented privately. 38.4% lived in a semi and 13.5% in a detached house.
A family house may well have a double oven or a 90cm range, both of which take longer than a single. The racks, trays and side runners come out and are soaked and cleaned separately; the cavity, door glass and fan cover are done by hand in the kitchen, and the door is split where it is built to come apart.
Ashburton Park and the Stroud Green racecourse
Ashburton Park, at Lower Addiscombe Road and Spring Lane, is on the site of a different mansion, built in 1788. Croydon's parks directory says the estate was known as Byculla Park from 1855 and the mansion was called Stroud Green House from 1869 to 1878. In 1878 it became the property of Father Tooth, founder of the Community of the Paraclete, who kept an orphanage there; the Corporation bought the site in 1924 and the mansion was demolished soon after.
East of the park, Croydon's parks directory says a racecourse once ran over the ground now taken by Woodside Fire Station, the Stroud Green housing estate and Ashburton Playing Fields. Woodside station, opened in 1871, brought race-goers in, and because one platform sat below road level it was given a ramp so horses could be led out. Croydon still lists Ashburton Memorial Homes on Stroud Green Way and Stroud Green Gardens among its own estates.

Very satisfied with the service. They were slightly late at first but I got a call from customer service to let me know, and it was all fine. The oven man, as he called himself, arrived and worked very hard for a couple of hours. My oven now looks like it has never been used.
