Arnos Grove station opened on 19 September 1932, and the semis around it went up on land the Walker family had held for 141 years.
Semis on the old Arnos Grove estate
Isaac Walker, of the Taylor Walker brewing family, bought Arnos Grove in 1777, and the Walkers kept it until 1918. The shipowner Andrew Weir, later Lord Inverforth, then sat on it for ten years and broke it up in 1928. The mansion went to the Northmet electricity company, Southgate council bought 44 acres to make Arnos Park, and the rest was sold for housing. The new streets fan out in a rough semicircle from Morton Crescent and the park gates, and building took off once the Piccadilly line arrived. Charles Holden's station, a tall brick drum on a square base, is listed Grade II*.
On Abbotshall Avenue, nine 1930s houses in a 'moderne' style (nos. 1 to 17) were made a conservation area of their own in 2008. Around them the norm is brick and tile.
It is still a place of family houses. At the 2021 Census, 53.1% of the 2,960 households in Arnos Grove ward lived in a semi-detached house, and 72.8% owned their home; 22.2% rented privately.

Arnos Grove's one-hour parking zone
The controlled parking zone round the station has run since 1997 with one hour of control, 11am to noon, Monday to Friday; on the council's zone map as archived in December 2022 it covers Bowes Road by the station and Seafield Road. In 2024 Enfield proposed stretching it to 8am to 7.30pm every day and adding streets north of Arnos Park. After 960 responses the council went back to the single weekday hour, and by October 2025 it said the scheme needed more design work before the formal stage, per the council's Arnos Grove CPZ page.
On Abbotshall Avenue the council's appraisal notes large areas of front garden turned over to car parking. A drive or a space near the door helps the team to park.
New flats on the station car parks
The station car parks closed in March 2023 for 162 build-to-rent flats in four blocks of up to seven storeys, by Connected Living London, a partnership of Places for London and Grainger, approved on appeal in March 2022. Work paused in summer 2023 so the tallest block could have a second staircase; the amended plans were approved in October 2024. In February 2026 Places for London said the enabling works were complete, no main contractor had been appointed and there was still no timeline for building the homes, and that it was looking at other ways to deliver them. Rented flats mean checkouts: invoices can be addressed to the letting agent, with photos for the checkout file on request.
