The Earl of Mornington began laying out the Aldersbrook estate in 1899 on land between Wanstead Park, Wanstead Flats and the City of London Cemetery, and sold the plots at auction once the roads were in.
Edwardian houses built plot by plot
Local speculative builders bought most of the plots and drew up the houses themselves, so the detailing, such as the bays and porches, changes from one stretch of road to the next. The head lease fixed a building line and a minimum building cost, and it banned the sale of alcohol, so no pub was built on the estate. Most of it was finished by 1914. Houses lost to bombs in the war were rebuilt in 1946 and 1947 to match the originals.
West of Blake Hall Road, the Lake House Estate (Lake House Road, Belgrave Road, Windsor Road, Richmond Way and Blake Hall Crescent) went up between 1907 and 1911 around the site of Lake House, the old banqueting house of Wanstead House, where the poet Thomas Hood lived from 1832 to 1835. Redbridge made Aldersbrook a conservation area in 2002; the 2020 appraisal recommended adding the Lake House roads, and the council now treats the two as one area.
These were built as middle-class family houses with large back gardens. In houses like these, a kitchen that has been extended at the back may have room for a built-in double or a 90cm range cooker. A double oven clean takes about two hours; a range takes two to three.
Owners and renters on the two estates
The census area that covers Aldersbrook and the Lake House roads (Redbridge 027, with 2,325 households) is mostly owner-occupied. At the 2021 Census 68.7% of households owned their home, and 35.2% had no mortgage left; across Redbridge as a whole the outright share was 27.0%. Terraced houses made up 35.2% of homes and semis 26.4%. Most of the flats sit in one corner: in the small area around Park Road and Northumberland Avenue, 482 of 732 households lived in a purpose-built block.
Private renting, at 17.6%, is well under the Redbridge figure of 30.4%. When a let does end, the oven goes on the checkout inventory like everything else, and an agency can have the invoice in its name, with photos for the file if it asks.

The appliance sets the price: a single, a double and a 90cm range each have one figure, agreed on the phone before the visit. A Saturday costs the same as a Tuesday.
Parking in the Aldersbrook and Lake House zone
On Redbridge's parking zone map most of both estates fall in one zone, Aldersbrook and Lake House Estates (ALH), with permit parking from 8.30am to 6.30pm, Monday to Friday, and none on bank holidays. Inside those hours the van needs one of your visitor permits, because it stays parked for the whole visit. A weekend visit falls outside the zone's hours. The map is a guide only; the council asks drivers to check the signs and lines on the street.
The 2020 appraisal notes that very few houses here were built with garages, and that many front gardens have since been paved for a car. If yours has, mention it when you call.

Is Aldersbrook in E11 or E12?
Both, and all of it is in Redbridge. Empress Avenue, Dover Road and Wanstead Park Avenue are E12. The Lake House roads, such as Belgrave Road and Windsor Road, are E11. The price is the same either side.
Does the Article 4 direction affect an oven clean?
No. The 2020 direction covers outside work, such as porches, windows, roof coverings, hard surfaces and painting. The oven is cleaned in the kitchen, and the removable parts are soaked and cleaned separately.
How long does a range cooker take?

What do you need from me on a weekday?
A visitor permit for the van if your road is in the ALH zone, a working socket near the cooker, and the oven cool when we arrive.
