In 1879 the Goldsmiths' Company let land beside the North London line for building, starting with 12 houses on the north side of Churchfield Road East; by 1885 about 50 stood in Churchfield, Perryn and Shaa roads, half the number agreed.
Victorian houses off Churchfield Road
The streets nearer the town filled earlier. Plots in Shakespeare Road and Grove Road, close to both the town and the railway, sold quickly in the 1860s, mostly for two-storey terraces and semi-detached villas let at fairly low rents. Bigger three-storey houses for middle-class families went up in Alfred Road by 1866 and in Birkbeck Road around 1870. They proved hard to let: in 1871 one house in six in Acton stood empty, and the Goldsmiths' Company gave up its first Churchfield scheme, selling the site to the local board in 1888 for what became Acton Park. By 1908 many of the large 1860s villas north of the Uxbridge Road had already been divided up.
Splitting houses into flats is common now. In the census area the House of Commons Library calls Acton Central (MSOA Ealing 025), 28.1% of its 3,946 households in 2021 lived in part of a converted or shared house and 39.9% in a purpose-built block; 39.6% rented privately. A three-storey house cut into flats usually has a kitchen on each floor, often a narrow one at the back with a built-in single under the worktop.
Racks, trays and side runners come out and are soaked and cleaned separately; in the flat, the cavity, the fan cover and the inside of the door glass are degreased by hand, and the door is split where its design allows.
Zone K or Zone K1?
Ealing has two parking zones with the name Acton Central, and their hours are far apart.
- Zone K
- 9.30am to 5.30pm, Monday to Friday; Churchfield Road, Church Road, Alfred Road, Shaa Road, the High Street, and Milton, Shakespeare, Chaucer and Cowper roads
- Zone K1
- 9am to 10am and 3pm to 4pm, Monday to Friday; streets such as Maldon Road, Nemoure Road, Acacia Road and the middle stretch of Horn Lane
A few streets, Cumberland Road and Woodhurst Road among them, appear on both lists, so the sign on the bay is the one to follow. Hanwell, W7, has its own Milton Road and Shakespeare Road, and those are in a different zone, Poets Corner, so check the postcode before reading the hours. In Zone K a weekend visit, at the weekday price, avoids the permit hours; in K1 a weekday booking for about 10am fits between the two controlled hours.
Letting in the old Acton Central ward
Acton Central stopped being a ward in May 2022. Churchfield Road is now in South Acton ward and the Main Line station in North Acton ward. The old name still matters to landlords: Ealing's second selective licensing scheme, in force from 3 January 2023, is drawn on the pre-2022 wards and includes Acton Central, so a self-contained flat in the old ward that is let to a single household generally needs a selective licence. When a tenancy ends the oven is checked at the inventory. My flat is above a shop on Churchfield Road. Can you still do it?
Yes. Mention the stairs when you call, and the street: Churchfield Road is in Zone K, controlled until 5.30pm on weekdays.
Is this the same area as the Acton town centre page?
They meet. The Acton page covers the High Street and the Steyne; this one is Churchfield Road, the Overground station and the roads north of them. Horn Lane further up has the Acton Main Line page.
How do I find out if my let needs a licence?
Ealing's website has a postcode search for both selective licensing schemes. The licence is between the landlord and the council; the oven clean is the same either way.
